Here's exactly what happens when you work with us — and what we promise won't happen.

Discovery Call

We start with a 30-minute conversation — no credit check, no paperwork, no commitment. We want to understand your situation: income type, what you're trying to accomplish, your timeline, and what's kept you from moving forward.

Most clients come to us with one question in mind: "Can I afford it?" We'll give you a real answer, not a range.

We Shop Lenders

One application goes to 50+ lenders on your behalf. Banks, credit unions, monoline lenders, trust companies — every category that makes sense for your file. We don't just send it to whoever has the best rate this week.

We know which lenders handle self-employed files better, which have the most flexible prepayment privileges, and which to avoid if you think you might need to break the mortgage early.

Duration: 24–72 hours  ·  What you'll provide: T4s, NOA, pay stubs, ID  ·  What you'll get back: 2–4 ranked options with full comparisons

You Choose

We present every viable option in plain language. Rate, term, prepayment privileges, portability, penalty structure — side by side, no jargon. We explain the trade-offs and give you our recommendation, but you make the call.

We don't push you toward the lender that pays us the most. We push you toward the one that's right for your situation in 5 years, not just next month.

We Handle It

Once you've chosen, we take care of the paperwork, lender communication, condition fulfillment, and lawyer coordination. You shouldn't have to call the lender yourself at any point.

We stay in touch through closing and check in after — especially at renewal time, when most people get left to fend for themselves. That's when we're most useful.

Duration: Typically 2–4 weeks to close  ·  After closing: We calendar your renewal 6 months out  ·  If anything comes up: Call us directly

What we don't do

We don't send you to one lender and call it shopping. That's what banks do.

We don't recommend a product without explaining why — and why not something else.

We don't disappear after closing. Renewals, questions, refinancing — we're still here.

We don't let you auto-renew at your bank's posted rate. We'll reach out before it happens.

We don't charge you a fee for our service. Lenders pay us — you pay nothing.

We don't give advice we wouldn't give to a family member. That's the standard we hold ourselves to.
